Troubled Product
StratCap Digital Infrastructure REIT
A cell tower and data center REIT sold through brokers. In April 2026 it stopped paying distributions, ended its offering, and shut the exit for everyone except the dead and disabled.
What It Is
StratCap Digital Infrastructure REIT is a non-traded REIT that owns cell towers and data center interests.
How It Was Sold
Through its sponsor's affiliated dealer manager and participating broker-dealers. The 2025 prospectus lists upfront commissions of 3.0 percent plus a 0.5 percent dealer manager fee on Class T shares, 3.5 percent on Class S, and an annual servicing fee of 0.85 percent on Class T and S shares.
What Went Wrong
- Everything stopped at once. In late April 2026 the board ended the public offering, stopped regular distributions, and suspended share repurchases except in cases of death or qualifying disability.
- The reasons. The company cited an increase in repurchase requests, a weak market for raising money from individual investors, and its own sub-scale size.
- Still no payouts. No distributions were authorized for the third quarter of 2026, and repurchases remain suspended.
- The value is slipping. Reported net asset value was about $9.63 a share at June 30, 2026 and $9.43 at September 30, 2026. In March 2025, Class T shares were sold at $10.57.
In September 2026 the company said it had concluded its review of strategic alternatives. Its filing did not say what it decided.
